hardison/downey inc., a Kitchell operating company, seeks an experienced Senior Project Manager (Commercial or Multi-Family Housing) to join our close-knit team of employee-owners. The Senior Project Manager delivers a construction project from its conception. He or she is responsible for assisting in training and developing support staff members accountable to this position. Some areas of responsibility overlap with Project Superintendent responsibilities. The Senior Project Manager is responsible for the proper management and control of the total scope of services as defined in the project contract documents, of one or more projects to meet profit objectives. The Senior Project Manager can oversee larger, more complex, or multiple projects and aligns values to meet the needs of the company as a whole.
Duties and Responsibilities
Technical Knowledge/Skills:

  • Utilizes safe work practices and follows directives, policies and procedures for assisting and maintaining a healthy and safe work environment as outlined in the intranet Safety Manual.
  • Conduct and upload a safety inspection at a minimum once every two weeks using the appropriate software.
  • Review design documents that are in various stages of development to understand the scope of work of the project.
  • Participate in drafting and/or review of Owner Contacts.
  • Review submittals and shop drawings to ensure they meet criteria and intent.
  • Prepare Owner agreement summary with key project terms, notice requirements, key milestones and communicate same to the project team.
  • Identify potential risk in owner agreements and negotiate terms and conditions.
  • Assist PRECON Team in reviewing and monitoring all design and construction phase documents for conformance with budget and schedule expectations and risk.
  • Assist PRECON with preparation of 'Instructions to Bidders' for scope accuracy and inclusion of key Owner Agreement provisions on assigned projects.
  • Participate in preconstruction safety and trade partner kick-off meetings to evaluate risk and establish project expectations.
  • Clarify ambiguities with internal preconstruction team leader and/or, design team.
  • Participate in estimate and bid review meetings with preconstruction team. Assist Project Director in estimating general conditions and project staffing plans.
  • Create Bid lists with qualified trade partners.
  • Evaluate bids and make selection recommendations.
  • Negotiate pricing and buyout for project using established processes and procedures to ensure minimal open issues.
  • Develop bid posting scopes of work for assigned trades.
  • Analyze and level bids received for assigned trades during the bid leveling process.
  • Work with trade partners to ensure that the complete scope of work is covered. Select the apparent best bidder and defend the decision during estimate review.
  • Prepare 'Instructions to subcontractors' and coordinate bidding process on assigned projects.
  • Initiate Project Start up in accordance with established protocols and procedures and assist in selection of team personnel.
  • Oversee Project Closeout milestones, including Project sign-offs by all Authorities, punch list initiation and completion, project close out documents.
  • Understand fully the methods of construction to provide input on constructability and productivity. Help adjust and "fine tune" estimates to account for unforeseen complications that could have a negative impact on h/d's fee percentage.
  • Ensure all project estimates are prepared in accordance with the requirements of the project.
  • Working knowledge of CPM Scheduling in order to assist in the preparation of the schedule, oversee the project team and management of the project schedule.
  • Have proficiency in all aspects of project procurement in accordance with the established project schedule.
  • Help develop and maintain project schedule by holding trade partners to their commitments.
  • Participate in project pursuits and interviews for same when required.
  • Participate in and oversee QA Pre-Assembly meetings to ensure proper assemblies are utilized and details are coordinated with all project team members for quality building envelopes.
  • Effectively manage owner expectations and negotiate solutions to conflicts as they arise.
  • Other duties as assigned.Financial Acumen:
    • Identify fee enhancement opportunities and focus effort of project team to capitalize on them.
    • Prepare Budgets for cost entry in accordance with required cost coding and buyout planning in order to properly track job cost in accordance with Owner Agreements.
    • Control job cost system, maintain budget, including scope changes, subcontract change orders, Owner change orders.
    • Prepare, review and approve monthly subcontractor billing worksheet.
    • Prepare Monthly Payment Application.
    • Prepare monthly budget and forecast reports.Communication:
      • Establish and maintain and effective, positive and professional working relationship with Owners, Architects, Engineers, Trade Partners and other Company employees.
      • Help resolve issues and disputes with trade partners and job team.
      • Officiate scheduled Owner, Architect and Contractor meetings to establish and maintain proper Team communications.
      • Be able to give direct constructive feedback that drives changes in performance among the job team members and other outside partners.Leadership:
        • Actively promote Company Safety Values and ensure safety compliance per established processes and procedures.
        • Actively promote h/d mission, vision, and values through internal and external interactions.
        • Conduct & upload safety inspections at least once every two weeks.
        • Actively promote company culture, business goals, and initiatives.
        • Promote compliance with established processes and procedures and assist in the changes to established policy when needed.
        • Develop and train personnel assigned to Project Manager (PM).
        • Complete performance evaluations for all assigned employees.
        • Understand and incorporate long term business strategy into decisions.
        • Work with upper management to solve problems and drive initiatives.
        • Manage day to day issues of Project Superintendents, Project Engineers and Construction Administrators. Maintain h/d mission, vision, and values through internal and external interactions.
        • Ensure that Engineer onsite training session are happening at least once a week.
        • Ensure that all job team members are being mentored and developed.
        • Proactively engage in leadership of the entire job team to ensure high performance. Education and Experience Required:
          • Minimum 10 years' progressive and position related work experience in construction management and bachelor's degree from four-year college or university in construction management or related field. OR
          • An equivalent number of years of education and experience (14 years total).Knowledge and Skills Required:
            • Demonstrated leadership abilities and a broad knowledge of construction methods, materials and systems.
            • A good understanding of construction methods, building concepts, materials, scheduling, bidding, estimating and blueprint reading and communicating.
            • Excellent people skills, good communication skills and a high level of integrity.
            • Requires excellent computer skills.
            • Faster-than-average pace; ability to learn quickly, thoroughly, and in detail.
            • Must recognize and adjust to change.
            • Strategic, big-picture thinking backed by an added focus on the tactical aspects of the work.

              • While performing the duties of this job, the employee frequently inspects the project and may be exposed to ongoing construction and various weather conditions, while wearing personal protective equipment.
              • The noise level in the work environment may range from moderate to loud.
              • The worker is subject to both environmental conditions due to work activities occurring both inside and outside.
